Sanlam and Santam office relocation

JLL was appointed by Sanlam and Santam to develop and deliver an office consolidation strategy which included the negotiation of a new regional head office in Johannesburg.

Our approach was based on the fact that the ultimate decision for the head office needed to take into account various factors relating to the operational and financial requirements of the businesses.

We provided real estate advisory services including a due diligence of the existing portfolio and applicable costs and obligations, defining their requirement from a business perspective and formulating a strategy to deliver on this. We recommended a two site consolidation strategy (splitting the front and back office) and concluded the property transactions.


The solutions delivered, which include the new regional head office for Sanlam and Santam in Alice Lane Sandton (15,000m²) and the back office situated in Auckland Park (8,000m²), resulted in a far more cost effective and efficient office solution for both businesses by locating the different office functions to suit client and staff requirements, maximising the financial benefit to the business.
