UTi regional consolidation

JLL sourced an alternate single consolidated site to replace UTi Contract Logistics’ four separate properties, providing cost savings and increase efficiencies.

We engaged with our client to establish UTi’s property requirement and better understand the drivers behind this.

In order to drive value for UTi, we created a platform of competition between the bidders, after which we identified, shortlisted and presented the preferred options to our client.

Once in receipt of the client’s feedback, negotiated terms of the new lease agreement with the selected bidder.

Results

JLL achieved a reduction of estate size below market rental rate and an increased TI allowance of R4.2 million for fit out.

In addition, we negotiated an option to reduce the lettable area by 50% after year 7 of the lease term and improved the space utilisation and occupancy efficiencies for the benefit of the client.
