DHL multi-user facility

JLL was appointed by DHL to secure a lease for the operation of a new modern, high quality consumer multi-user distribution centre.
Customised solution

In consultation with DHL, we formalised the property requirement to support their business objectives, identifying suitable brownfield and speculative sites. By engaging with both the client’s existing landlord and alternatives, we made provision for an adequate contingency to mitigate any potential risk regarding the requirement.

Together with DHL, we distributed a limited RFQ, enabling prospective landlords to provide a lease proposal and development costing (if applicable) on suitable sites. After assessing proposals, we made recommendations and negotiated commercial terms with the preferred bidder. We also supported DHL’s internal submission for board approval and assisted their legal representative in executing and finalising the development and lease agreements.

Results

JLL was able to secure lease terms below market average for a bespoke modern new build distribution centre, together with a shorter lease term commitment typically required in the local market for a development of this nature.

The lease structure included certain maintenance obligations remaining with the landlord, thereby reducing DHL’s liability.
