With the shutdown of large retailers such as
Stuttafords and standalone stores like River Island, Mango and Nine West as
well as a few Edcon shops, super-regional centres are witnessing their highest
vacancy rates currently sitting at 3.9% from a long-term average of 1.6%. In
addition to increasing vacancy rates, the two biggest merchandise categories in
super regional centres (apparel and department stores) have seen declining
trading densities since Q4 2015. Smaller centres on the other hand are
surprisingly seeing more interest with declining vacancies during the quarter.
